Our approach
How we look after homes, partners and residents
Good accommodation is the result of consistent, unglamorous work: preparation, inspection, maintenance and communication. This is how we approach it.

Standards
Five things we pay attention to on every property
Property standards
Every home is cleaned, furnished to the agreed specification and checked room by room before a placement begins. We expect our accommodation to be somewhere we would be comfortable living ourselves.
Safety and compliance
Gas safety, electrical safety, fire precautions and other legal requirements are managed and recorded. Documentation can be provided to partner organisations on request.
Inspections and records
Regular inspections are carried out and recorded, giving both us and our partners a clear picture of the condition of each property over time.
Maintenance
Repairs are logged, prioritised and followed through. Urgent issues affecting safety or habitability are treated as such.
Resident care
Residents are treated with courtesy and respect. We recognise that many people placed in temporary accommodation are going through a difficult period, and we act accordingly.
Working with partners
Communication you can rely on
Housing teams work under pressure and need clear answers. We aim to respond promptly, explain what is happening plainly and keep the paperwork organised so that it is there when you need it.
Where we cannot meet a requirement, we will say so rather than over-promise. We would rather be a partner you can trust for the long term than win a single placement we cannot deliver well.
